The website, the forms on the website, the tools on the website and the items ancillary to the website (collectively "the website") are the property of Lachhman Brar ("Brar"). BY USING THE WEBSITE, YOU AGREE TO THESE TERMS OF USE; IF YOU DO NOT AGREE, DO NOT USE THE WEBSITE. Your acceptance of these terms of use will be assumed if you continue to use our website.

We reserve the right, at our sole discretion, to change, modify, add or remove portions of these Terms of Use, at any time. It is your responsibility to check these Terms of Use periodically for changes. Your continued use of the Site following the posting of changes will mean that you accept and agree to the changes. As long as you comply with these Terms of Use, Select and Invest grants you a personal, non-exclusive, non-transferable, limited privilege to enter and use the Website.


The website is not intended to solicit buyers or sellers currently currently under a contract with another Realtor or Brokerage. The owners and affiliates of the website shall not be held liable for any loss or damages that may arise out of your failure to disclose that you have signed a  contract to work with another Realtor or Brokerage.

Your privacy is of utmost priority to us. For that reason, our website uses SSL Certificates to ensure that any exchange of information between us and our clients is secured. However, because we use third party service providers to secure our website, we do not guarantee that a data breach will never occur. If for any reason you do not feel safe sharing any information on our website, you must stop using our website immediately and contact us directly to provide us the requested information in person.

The information you submit in the Property Search Request form will not be shared with any third parties without your consent.


Information We Collect

  1. To ensure that we serve you diligently and efficiently, we will collect the following information: Your full legal name, your date of birth, your residential address, your residential status in Canada, your e-mail address, your phone number, information about the type of property you are interested in purchasing, all relevant information about your property if you are looking to sell one. 
  2. If you decide to work with us, you will be required to provide two pieces of government issued identification documents (one with a picture and one with your name). We will NEVER ask you to submit copies of these documents to our website. Copies of these documents will generally be collected in person and if for any reason we require a second copy of these documents, we may ask you to e-mail us the copies directly.

We will NEVER ask you to provide us your identifying information such as your driver's license number and expiry date, social insurance number, date of birth and credit card details through our website.

Who do we share your information with?

All information we collect will not be shared with any third parties unless you authorise us to do so. But, to ensure complete disclosure, we will provide the following information to the following entities:

  1. Copies of your identification documents, your date of birth, residential address, your residential status in Canada are provided to the respective Brokerage that we work with.
  2. During the selling or purchasing process, generally your name, address and phone number are shared with the other party for the purpose of providing them with an address for service.
  3. EXCEPTION: We will share any relevant information with any third party when required to do so by any laws of the Province of Ontario.

  1. Generally first-time home buyers and sometimes repeat buyers do not have contact with any third part service providers such as Lawyer, Mortgage Brokers, Certified Inspectors etc. As a result, our clients generally ask us to provide them with references or contact information of such third parties. Please note that we will NEVER provide a reference or contact information for any such third parties. It is important that you conduct your own due diligence when working with such third parties.
  2. We will NEVER perform any exchange of documents on your behalf under any circumstance. If you are required to provide a document to any third party (for example: your lawyer, the home inspector or your mortgage broker) other than our affiliated Brokerages, then you must provide those documents directly to the requisite party. 
  3. We will fax or e-mail a copy of the Agreement of Purchase and Sale to your lawyer only if expressly requested to do so by you.
  4. Within our website, we have provided various external links that take you to third party websites which are not affiliated with us in any way. We have no direct or indirect affiliation, partnership or agreement to promote various third party tools (such as mortgage calculators etc.) or external links provided on our website. It is your duty to review the terms of use of third party websites prior to using any of their tools or services. We shall not be held liable for any loss or damage of any type or kind that may result from your use of such third party tools or external links provided on our website.

  2. All costs and calculations provided on our website are estimated. These costs are based on various fictitious factors. Actual costs and calculations may vary resulting from unique factors and local market practices.

Nothing on the Website shall be deemed to be and neither it is intended to be professional advise on mortgages or anything related to mortgages.
